Our office has been a Land Title Agent since 1980 writing through OLD REPUBLIC TITLE INSURANCE COMPANY/ATTORNEY’S TITLE INSURANCE FUND. Owners and Mortgage title polices are provided by the seller to insure valid, accurate, and marketable title to the buyer and lenders of both residential and commercial real property.
Title Insurance protects the Purchaser from Title defects, and encumbrances on the property which may be unknown to either the Seller or Purchaser but which are disclosed through a thorough analysis of the real property records of the County where the real property is located. Boundary line determinations indicating the legal description of the property being sold and transferred are further insured by the Title Agents review of a recent survey of the property prepared by a qualified surveyor. Title Insurance is a requirement of most real property transactions and is also required by the vast majority of lenders to insure the enforcement of their mortgages.
Title Policies backed by our Surety insures that the property being transferred has Marketable Title and additionally, our Surety when requested issues a Closing Protection Letter (CPL) for transactions which cover the individual or lender if the closing agent:
- Fails to follow written closing instructions;
- Fraud or dishonesty in handling the lenders funds or documents;
- Negligence of the Settlement Agent.
You should take comfort in knowing that your transaction is being conducted by a Title Agent with more than thirty (30) years of experience and that the transaction is protected by a Surety with the “Highest rated Title Insurance Group in the nation.”
